Introduction

Background

Construction projects that experience delays are unable to meet the provisions outlined in the contract. When this occurs, the project owner typically provides additional time to the executor. However, if the project is still not completed after additional time, there is a possibility that the contract will be terminated. This study aims to identify the factors that cause delays in building construction projects in Medan City by conducting interviews with respondents involved in the project and using questionnaires to obtain information from decision-makers at the project site.

Methodology

Data analysis was carried out using a descriptive statistical method with the help of the SPSS program. This process included the calculation of the average value (mean) of the various factors identified. From this study, there were 11 factors grouped into a cause of delays. The following are some of the main factors found, along with the ranking and average value:

Effective communication is essential in any construction project. Ineffective communication can cause confusion in the field, which in turn can hamper the work process. This factor was ranked 3 with a value of 3,875.

4. Delay in Sending Building Materials or Important Equipment

5. Lack of Construction Materials (X18)

Lack of materials can occur due to unscrupulous planning or problems in the supplier, which can cause the cessation of work. This factor was ranked 5 with a value of 3,600.

Changes that occur after the project begins often have a big impact on the schedule, so it needs to be anticipated properly. This factor was ranked 6 with a value of 3,575.
